Council Tenant Factsheet: exit property inspection

The exit property inspection ensures the council property is left in a suitable condition before you leave and meets our safety and quality standards.

During the exit property inspection visit, we will:

  • Check the overall condition of the property.
  • Identify any repairs and recharges required before you leave.
  • Give advice on the condition the property must be left before you leave.
  • Give advice on items that should be removed or kept before you leave.
  • Confirm that any alterations or improvements meet safety requirements.
  • Advice of any recharges you may incur for any disrepair or damage to the property etc.

How you can prepare for the exit property inspection visit
To help the inspection go smoothly, please:

  • Ensure you give us access to the property.
  • Make sure fixtures and fittings are accessible and in good condition.
  • Highlight any repairs or issues you are aware of.
  • If you have carried out any alterations, gas, or electrical work, have the relevant permission/safety certificates ready.
  • You do not need to carry out any major cleaning, but a tidy property helps us complete the inspection quickly.
  • If you cannot be at home at the scheduled time, please contact us on 01827 709709 or email at estatemanagementteam@tamworth.gov.uk as soon as possible to rearrange.

If we are unable to access your home or complete an exit inspection

  • You will still be responsible for any costs incurred if the property is not left in an acceptable condition. Please ensure your home is clean, free of personal belongings, and meets the required standard when your tenancy ends. If the property does not meet these standards, the Council will arrange clearance and/or repairs and recover the associated costs from you.
  • After you have left your property, we will be re-inspecting the property and photographs will be taken for compliance with your tenancy agreement. In the event that the property has been left damaged, you will be held responsible for the damage and paying the charges for the necessary repairs.
